Fresno County Assessor assessed value lookup
Use the Fresno County Assessor's search assessed value records page to review assessed value information for properties available through the county lookup.
The assessed value information reflects property values as of January 1, 2025. The county updates this information once a year in July.
Important: the online lookup no longer lets users match parcel numbers with home addresses because of California Government Code Section 7928.205.
The assessed value lookup is for value review. For the amount of property taxes due, the Assessor directs users to the Fresno County Tax Collector.
Parcel maps
The Fresno County Assessor also provides view parcel maps access for assessment map review. Images download to the user's device, and the maps are for assessment purposes only.
To find the correct map, use the APN structure. The first three digits of the APN are the Book, and the next two digits are the Page. For example, APN 007-030-08T is found in Book 007, Page 03.
The parcel maps page also provides countywide index maps, a Fresno/Clovis Metropolitan Area Index, and symbols for Assessor's detail maps.
Assessment roll and property data limits
When an online lookup does not provide the information needed, the Assessor points users to the Assessment Roll page and in-office review options. Secured Assessment Roll and Situs files are updated once a year in July.
Parcels owned by government entities, such as the City of Fresno, federal government, and various water districts, do not appear on the assessment roll or situs index because they are not taxable. A parcel without an address will not be in the situs index.
The Assessment Roll does not show taxes due. That information is available from the Tax Collector.

The Assessor sells several property data files for users who need broader assessment roll information. Some free Secured Roll files are also available without assessee names.

To purchase data files, send a written request naming the specific files and format, a contact name, daytime phone number, email address, delivery preference, and payment by check or money order payable to "Fresno County Treasurer." Do not send cash.
Real property assessment notes
The Fresno County Assessor determines the correct taxable value for taxable property in the county, except state-assessed property. The office locates taxable property, identifies ownership or control as of January 1, tracks ownership changes, establishes assessed values, publishes assessment rolls, maintains mailing addresses for tax bills, and maintains property maps and data.
The Assessor does not establish tax rates, issue tax bills, collect or refund taxes, determine special assessment or maintenance district fees, accept applications for assessment appeals, or assign street addresses.
For real property, assessment roll values are tied to the lien date. The fiscal year runs from July 1 to June 30, and the values on the assessment roll are for the property as of January 1 of the calendar year when that fiscal year starts.
Assessed value appeals
Property owners who disagree with an assessed value may contact the Assessor's office to discuss the assessment. To appeal the assessed value, file form BOE 305-AH, Assessment Appeal Application, with the Clerk of the Board of Supervisors.
The current tax roll appeal filing period is July 2 to November 30. Supplemental Assessments and Escape Assessments have a 60-day filing period from the mailing date of the Supplemental or Escape Assessment notice.
The Assessor does not accept assessment appeal applications and does not assist in assessment appeals.
