Some fields marked with an asterisk are visible only to City staff, so public users may not see every internal field shown in the system.
Assessor-Recorder community portal
The San Francisco Assessor-Recorder’s community portal is for property owners who want to complete assessment-related tasks online. It supports property assessment information, address changes, exemptions, exclusions, property characteristic update requests, informal review filings, and customer service requests.
Use the Assessor-Recorder community portal instructions to create an account, search real property, and complete owner-service tasks.
Real property search options
In the portal, use the “real property” menu and select “RP Search.” The portal supports searches by block only, block and lot, or property address. An address search can include street number, street name, street type, and unit number when applicable.
When you select a property, the portal can show property details, property characteristics, current assessed value, assessment history, and filing options that may apply to that property.
Assessment data and ownership limits
The Office of the Assessor-Recorder publishes secured property assessment roll data from fiscal year 2007-2008 to 2025-2026. The data includes legally disclosable information such as property location, property value, a unique property identifier, and certain property characteristics.
Owner names are not posted in the free online assessment datasets. Due to State law, ownership information is available for purchase or free access at the Assessor-Recorder main office.
The Assessor-Recorder states that the published data is not warranted as accurate or error-free. Some fields are truncated in the datasets, including class code, lot depth, lot frontage, construction type, and current sales date.
Recorded documents and property address limits
Recorded documents are handled by the Office of the Assessor-Recorder. The Records Manager tool can be used for official records recorded after 1990, while records before January 1, 1990 can only be searched at City Hall, room 190.
Recorded document searches can use keywords, name, document number, document type, or the Assessor’s Parcel Number, also known as the Assessor’s Block and Lot Number. The recorded document search tool does not allow searches by property address.
Online viewing is free when a copy is not needed. Online copies cost $1.81 per document. In person, by mail order, by drop box, and by mail, copies cost $9.70 for the first page and $0.39 for each additional page. Certification of the entire document costs an additional $1.00.
City-owned property checks
San Francisco provides a property information path for checking whether a property is owned by City government. Search by property address, block and lot number, or street intersection, then review the “City Properties” and “Port” sections.
If the result says “none,” the property is not a City government property. If the Real Estate Division is listed as the owner, the Real Estate Division can assist. If the Port is listed, contact the Port of San Francisco. If another City agency is listed, use 3-1-1 to reach the correct agency.
Zoning, permits, complaints, and historic details
The Property Information Map groups several property research topics into one report. Zoning information can include zoning districts, height and bulk districts, special use districts, special sign regulations, legislated setbacks, cultural districts, planning areas, coastal zone, redevelopment areas, impact fee areas, and related notices.
Permit and enforcement sections may show planning applications, building permits submitted to the Department of Building Inspection, additional permits, other permits reviewed by Planning, Planning Department complaints, Department of Building Inspection complaints, and appeal information.
Historic preservation information may include historic evaluations, National Register of Historic Places details, California Register of Historical Resources details, Article 10 landmarks and historic districts, Article 11 preservation designations, Mills Act properties, surveys, and historic context statements. The historic resource status shown in the map is tentative, and property owners should confirm status with a Preservation Technical Specialist.
