Property Search - Real Property

For most property searches, start with the County of Santa Clara Office of the Assessor’s real property search. The system provides free basic property information, including assessed value, assessor's parcel number, document number, property address, Assessor parcel maps, mailing address, and other property details.

Have one of these details ready before searching:

• Property address or the first few characters of the address
• Assessor’s parcel number, also called APN
• Map location when using the map-based search

Use the online tools first when you need basic property information or parcel map access.

• Open the search real property records page.
• Enter the address details or APN available to you.
• Review the property result for assessment, parcel, document, address, map, and mailing information.
• Use the search property records by map option when a map view is the better starting point.

Owner-name searches are not available. State law prevents the system from allowing searches by owner name, and individual property owner names are not displayed.

Property maps and search limits

The Assessor’s Office lets users view basic Santa Clara County property information online, by microfiche, or by computer at the Assessor’s Office. Online parcel maps are available free of charge from the Assessor’s website.

Assessment data is updated weekly for ownership changes, but assessed values are available only for the most recent annual assessment roll closures. Some search results or links may direct users to external or archival web content.

Assessor Parcel Maps can also be printed from online PDF map pages. If a user needs maps or property characteristics through mail or fax, the Assessor’s Office accepts orders with the proper form and a check for the exact amount.

Sales price and ownership research

Residents can research a property’s indicated sales price at the Assessor’s Office. The indicated sales price may differ from the assessed value.

The Assessor’s Office maintains a list of property transfers that occurred within the preceding two-year period. That list includes buyer or transferee, seller or transferor, assessor’s parcel number, property address, land use, transfer date, recording date, document number, and indicated sales price.

To access that data, bring either the property address or the assessor’s parcel number, along with check or cash for the required cost. A nominal fee applies to view one year of information, plus a photocopy charge per page.

Map and property characteristic orders

Maps and property characteristics, such as acreage or square footage, may be ordered by mail or fax. The Assessor’s Office charges $5 per Assessor Parcel Map or property characteristic item, plus a $5 copy fee per order.

The order form can cover up to 40 Assessor Parcel Maps. For larger orders, contact the Standards and Services Division. The office asks users not to send cash and to allow up to 3 working days for a response.

In-person credit card purchases are accepted for maps, property characteristics, and Proposition 90 processing fees. Online credit card purchases and bulk data sales are not accepted.
