View or pay property taxes

Use the Stanislaus County Treasurer / Tax Collector property tax service to view a visual display of County Property Taxes. Before proceeding, review the property tax disclaimer and search access page.

Have one of these details ready before searching:

  • Assessment Number, entered in the 000-000-000 format with dashes
  • Fee Parcel Number, entered in the 000-000-000 format with dashes
  • Street Address, using the property address search cell

The search path depends on the information you have from your tax bill.

  • Review the disclaimer before continuing to the tax information service.
  • Use the Assessment Number to view a specific assessment when you have it from the tax bill.
  • Use the Fee Parcel Number to view a summary of current or delinquent fiscal year assessments that are outstanding or paid during the current fiscal year.
  • Use the Street Address option when you do not have the number from the tax bill.

Search tip: If an address search is difficult, try entering the address without words such as Street, Road, Drive, or Lane, or use only the first letter for directional identifiers such as N, E, S, or W.

The online tax information service is provided for easy access and visual display of County Property Taxes. Validate the data before making business decisions based on it.

A specific Assessment Number search may not display all outstanding assessments. For a broader summary of outstanding assessments, use the Fee Parcel search.

Monthly payment options

Stanislaus County systems cannot accept annual property taxes in more than the two installments each year. The Treasurer-Tax Collector lists other options, including working with a lender on an impound account, using a bank savings account, or using Easy Smart Pay for monthly payments on secured property tax.

Easy Smart Pay is a third-party monthly payment service for secured property tax. It does not apply to supplemental property tax. Credit card payments through that service have a current fee of 1.99%, while E-checks have no cost, and the rate is subject to change.

Important: Easy Smart Pay is endorsed by the Treasurer-Tax Collector but is not affiliated with Stanislaus County. Review the Easy Smart Pay information before using the service.

  • Regular secured property taxes are due November 1 and become delinquent after December 10.
  • The second installment is due February 1 and becomes delinquent after April 10.

Tax-defaulted property and tax sales

Property may become subject to Tax Default Sale five years or more after it becomes tax defaulted, or three years or more for nonresidential commercial property.

The Tax Sale Auction is used to collect unpaid taxes and convey tax-defaulted property to another owner. Properties are offered on an "as is" basis, and interested bidders are advised to investigate each property before bidding.

For the listed 2026 auction, the auction runs from May 18, 2026 at 8:00 a.m. PT to May 20, 2026 at 5:00 p.m. PT. Parties of interest have until 5:00 p.m. Pacific Time on Friday, May 15, 2026 to redeem defaulted taxes and remove property from the public auction.
