Property tax bill timing and discounts
Charlotte County property tax statements are mailed on or before November 1 each year. Early payment discounts apply by month.
| Payment month | Discount |
|---|---|
| November | 4% |
| December | 3% |
| January | 2% |
| February | 1% |
Real estate taxes become delinquent April 1. At that point, 3% interest plus advertising costs are added to the gross tax amount.
Real estate property taxes
A Charlotte County real estate tax bill is a combined notice of ad valorem taxes and non-ad valorem assessments. Ad valorem taxes are based on real property value and are collected in arrears each year beginning on or before November 1.
The Charlotte County Property Appraiser establishes property values. The Board of County Commissioners, School Board, City Commissioners, and other taxing authorities set millage rates. The Tax Collector mails the tax notice or receipt to the owner's last address of record on the tax roll.
Non-ad valorem assessments are based on factors other than value, such as square footage or number of units. Examples include stormwater utilities, fire and rescue, and solid waste assessments.
If a real estate tax bill arrives for property you no longer own, forward it to the new owner or return it to the Tax Collector's Office.
Tangible personal property taxes
Tangible personal property tax applies to business or rental property furniture and equipment. It also applies to structural additions to mobile homes.
The Property Appraiser's Office assesses the value of tangible personal property and gives the certified tax roll to the Tax Collector. The Tax Collector mails the tax notices and collects the taxes due.
Tangible personal property tax bills are mailed at the same time as real estate tax bills, and the same early payment discounts apply. Unpaid tangible personal property taxes become delinquent April 1, when 1.5% interest, a $2.00 late fee, and advertising costs are added.
Tax warrants are issued before April 30 of the next year on unpaid tangible personal property taxes.
Installment Payment Plan
Taxpayers may pay real estate property taxes quarterly through the installment payment plan if estimated taxes are more than $100. The application must be returned to the Tax Collector's Office before May 1.
Installment payment due dates and discounts are structured as follows.
| Installment | Due date | Amount and discount |
|---|---|---|
| First | June 30 | One-fourth of estimated taxes, discounted 6% |
| Second | September 30 | One-fourth of estimated taxes, discounted 4.5% |
| Third | December 31 | One-fourth of estimated taxes plus one-half of any adjustment, discounted 3% |
| Fourth | March 31 | One-fourth of estimated taxes plus the remaining adjustment, with no discount |
Participants are automatically re-enrolled each year. To leave the plan after enrollment, disregard the June tax bill; a November bill for the gross amount will be sent instead.
You can use the official installment payment application form and return it to the county tax collector.
Electronic tax bills through Bill Express
The Charlotte County Tax Collector's Office offers electronic tax bills through Bill Express. To sign up, choose the tax type, search for the account, then select the "Get Bills by Email" option and complete the form.
A discount period is not extended because a tax bill is returned as undeliverable by email or postal mail. Email addresses used for electronic billing may be subject to public records requests under Florida law.
