Pay only once. The amount due can change by month because Florida allows early-payment discounts.

Payment deadlines and discounts

Collier County property taxes are payable beginning in November. The discount decreases each month until the full gross amount is due in March. Unpaid taxes become delinquent in April.

Online payment fees and receipts

The Tax Collector accepts Visa, MasterCard, Discover, American Express, and debit cards with a credit company logo for online property tax payments. Credit and debit card payments include a convenience fee charged by Grant Street Group. The Tax Collector’s Office does not receive that fee.

There is no charge for payment by echeck. Receipts are not mailed for property tax payments, but you can use the Tax Search tab to print a receipt after the payment has been posted.

Real estate property tax basics

Real estate tax is based on the taxable value of the property and the millage rate. The Collier County Property Appraiser determines value; the Tax Collector collects the tax.

When paying a real estate tax bill by check or money order, include the eleven-digit property ID number shown on the bill so the payment is credited correctly.

Real estate tax notices are mailed to the last reported addressee on October 31 of the tax year. The tax covers the calendar year and is due November 1.

Tangible personal property taxes

Tangible personal property taxes generally apply to business property such as furniture, fixtures, equipment, and machinery. Rental property owners may also have taxable items such as furniture, appliances, carpet, and maintenance equipment.

The property owner reports tangible personal property to the Collier County Property Appraiser before April 1 of the tax year. The Tax Collector handles collection after the tax is billed.

For tangible personal property, notices are sent on October 31, the tax becomes due in November, and unpaid taxes become delinquent April 1 of the following year.

Exemptions, value questions, and mailing address changes

For property value, exemptions, errors on a bill, or mailing address changes, contact the Collier County Property Appraiser. The Tax Collector’s FAQ directs these questions to the Property Appraiser rather than the Tax Collector.

Homestead Exemption applications must be made in person. New applications for the current year must be filed before March 1. If you move, you must file a new homestead application at the new residence.

Installments, deferrals, and tax certificates

Collier County property taxpayers may use an installment payment plan when eligible. Applications must be in the Tax Collector’s Office by April 30 to enroll for the next year’s installment plan.

Tax deferrals may be available for a person entitled to claim Homestead Exemption, based on household income. The filing deadline for a deferral is March 31 each year.

Delinquent real estate taxes are advertised in May, and the tax certificate sale starts on or before June 1. The next Collier County Tax Certificate Sale is listed as available in May 2026.
