Property tax bills and yearly deadlines
Sarasota County property taxes are assessed and collected on real property and tangible personal property in the county. Real estate tax bills combine ad valorem taxes and non-ad valorem assessments. Tangible tax bills are ad valorem tax bills.
Tax bills are sent by November 1 each year to the owner and address of record. If you do not receive a bill by November 15, contact the Tax Collector or obtain a copy online.
The early-payment discounts follow this schedule:
| Payment timing | Discount or status |
|---|---|
| November | 4% discount |
| December | 3% discount |
| January | 2% discount |
| February | 1% discount |
| March 31 | Gross amount due |
| April 1 of the following year | Unpaid taxes become delinquent |
Important: Florida law makes the property owner responsible for receiving the bill and paying the tax.

Installment plan for 2026 taxes
The quarterly installment plan lets eligible taxpayers pay real estate taxes in four payments instead of one. To pay 2026 taxes by quarterly installment, submit the application by April 30, 2026.
The Tax Collector mails the first installment bill in June. The first installment is due June 30, but payments are accepted until July 31 without the first installment discount.
Once the first payment is made, participation continues for that tax year. If an installment bill becomes delinquent, the required discount is not available and the delinquent bill must be paid with the next payment.
Property Appraiser role
The Sarasota County Property Appraiser is responsible for values, assessments, and exemptions. Use the Property Appraiser when your issue is about property value, assessment information, exemption status, or a mailing address change tied to the property record.
If you received a tangible personal property tax bill for property you did not own on or after January 1 of the tax year, contact the Property Appraiser.
