This page helps with a property search in Marion County, Indiana, including assessed property information, property report cards, and recorded real estate document searches.
Use Assessor Property Cards for parcel and assessment details. Use the Marion County Recorder’s Office tools when you need recorded property documents such as deeds, liens, mortgages, easements, or related records.
Assessor Property Cards
The search Assessor Property Cards tool lets users view and print certain public records from the Marion County Assessor’s Office.
Have one of these search details ready before using the tool:
- 7-digit parcel number
- 18-digit state parcel number
- Owner name, in whole or in part
- Property address selected from the suggestions that appear
Use the search option that best matches the information you have.
- Open the Assessor Property Cards search.
- Choose parcel number, state parcel number, owner name, or address.
- Enter the requested information in the matching search field.
- Review the property report card and print it if needed.
Check the report date. Each report reflects information as of a specific date, and different reports may not match because public records change over time.
Recorded property documents
For recorded real estate records, use the search recorded property documents tool from the Marion County Recorder’s Office. The search can show recorded information such as instrument numbers, party names, document types, and recorded dates.
Party name searches must match how the document was indexed. The wildcard option is not available for party name searching. Parcel number search is also not available because of restricted address rules under IC 36-1-8.5.
Direct Search supports these search fields:
- Last name or business name
- First name
- Start date and end date
- Document number
- Document type
Document information is available five days after recording.
Covenants, plats, and older records
Covenants and plats can be searched by subdivision and printed remotely at no cost. The neighborhood covenants search is informational, and the neighborhood association remains the best source for rules that may apply to a development.
Covenants and restrictions can only be searched by name, so users need at least part of the subdivision or condominium name. The association name and subdivision name may not be the same.
Documents recorded before March 1964 were digitized in 2016. Older records are searchable by instrument number while indexing continues.
Copies and certified documents
The Recorder’s Office provides copies of recorded documents. In person, visit the Recorder’s Office. If you have the document number, you may request a copy by phone with a credit card and receive it by email.
Certified copies are available only in person or by mail. In general, the Recorder’s Office provides documents one business day after receiving a request.
Copy fees are:
| Copy item | Fee |
|---|---|
| Per page | $1 |
| Larger than 11" by 17" per page | $5 |
| Certification of documents, plus copy fees | $5 |
Property transfer and mailing address tasks
The Marion County Assessor’s Office also handles property-related tasks that can affect records and tax mailing information.
For a mailing address change, the request may only be made by the property owner or an authorized representative. Indiana Code 32-21-2-3 no longer allows a PO Box for tax mailing address purposes.
For property transfers in Marion County, sales disclosures and deeds must first be stamped by the County Assessor’s Office at City-County Building Room W121. The stamped deed then goes to the County Recorder’s Office.
For deed recording tied to a transfer, be prepared for the transfer fee of $10 per parcel and the sales disclosure fee of $20 per form. The Assessor’s Office accepts cash, checks made out for the exact amount due, and credit cards, with a small additional fee for credit card use.
