This page helps you complete a Property Search in Bexar County, Texas using the Bexar CAD Property Search and related Bexar Central Appraisal District services. It shows where to search by owner, address, or property ID and how to handle common follow-up questions.

This site is independent and does not provide legal, tax, or financial advice or guarantees. Use official Bexar County and Bexar Central Appraisal District resources for current property information.

Have at least one identifying detail ready before you search.

  • Owner name
  • Street number
  • Street name
  • Property ID
  • Geographic ID
  • Doing Business As name

You can also narrow results with options such as abstract, subdivision, mobile home park, condo, agent code, protest status, tax year, and property type.

  • Open the search tool.
  • Enter one or more search terms in the fields that best match the property.
  • Use the Advanced option if you need more filters.
  • Review the results display options, result order, and results per page if the first screen is too broad.
  • Refine the search and rerun it if you get too many matches or no useful match.

Address tip: for street searches, leave out directional prefixes and suffixes. Use only the street name, and try just the first few letters if a full name search does not return results.

Map Search for parcel lookup

If a standard property search is too broad, the county map tool can help you narrow the parcel by location, owner name, GEO ID, street text, neighborhood, or subdivision.

You can start with the interactive map search, zoom to the area, and turn layers on or off for boundaries, property identification numbers, owner names, and GEO identification numbers. The map search also notes that search results are limited to 1000 rows.

Map limit: the map is for informational use only and is not presented as a legal, engineering, or surveying product.

What the online results show

The property search is public-facing, but Bexar CAD says the information is distributed without warranty and may contain errors or omissions.

BCAD also states that 2026 information should be treated as a work in progress. Prior-year data is informational only and may not match values later certified to the tax office.

On the search page, 2026 data is listed as current as of Apr. 4, 2026, 2:02 AM, and 2025 and prior-year data is listed as current as of Apr. 2, 2026, 7:57 AM.

The Bexar Central Appraisal District handles property values and search tools, but it does not accept property tax payments. For tax payment questions, use the Bexar County Tax Assessor-Collector rather than BCAD.

If you need online owner services after finding a property, the Online Services Portal is used for exemptions, protests, notices, and other account activity. Registration requires the OWNER/AGENT ID and PIN from an appraisal notice, and BCAD says deadlines are not extended while you wait for a PIN.

Not every property-related record comes from the appraisal district. Recorded deeds and plats are handled by the County Clerk, records before 1983 are directed to the Archives Department of the Bexar County Tax Office, and BCAD says sales data is confidential under Texas law. If you need older appraisal or GIS data beyond what is on the website, BCAD directs users to submit a public information request.

Common questions

Where do I start a property search in Bexar County?

Start with the Bexar CAD property database. Use the official property search page to look up a parcel by owner name, street details, Property ID, Geographic ID, or DBA name.

How should I enter an address if the search is not finding the property?

BCAD says not to use directional prefixes or street suffixes for address searches. Enter only the street name first, then try the first few letters of the street name if a full search does not return a match.

Why might the value or details look incomplete?

BCAD states that 2026 information is a work in progress and that prior-year data is informational only. The site also says the information is provided without warranty, so use the listing as a starting point and contact BCAD if you need clarification.

Does BCAD take property tax payments?

No. The Bexar Central Appraisal District says it does not accept property tax payments, so payment questions should go to the Bexar County Tax Assessor-Collector instead.

Where do I get deeds, plats, or older property records?

BCAD says recorded deeds and plats are not obtained through the appraisal district and should be requested from the County Clerk’s office. For records before 1983, BCAD directs users to the Archives Department of the Bexar County Tax Office, and for older appraisal or GIS data not on the site, it directs users to submit a public information request.
