Online index coverage and older records

The Official Records website search covers Citrus County public records such as deeds and mortgages. The online index includes records from 1980 to present.

Documents from 1887 through 1979 are maintained in hardcopy or microfilm format. They are available for public viewing at the Clerk Annex or the Citrus County Historic Courthouse.

Certified copies and E-Certify

Images copied from the online site are not certified as true and correct copies. Certified copies are available through Clerk E-Certify.

Restricted online images and redaction requests

Some records are restricted from public Internet display. The Clerk is not authorized to post images for military discharges, death certificates, or court records related to Family, Juvenile, or Probate matters.

Restricted images, except military discharges, may be viewed in person at the Clerk’s office. Grantor, grantee, and party names may not be removed from the Official Records index.

Eligible people may request removal of certain exempt information or qualifying record images from a publicly available Internet website. Requests must be notarized, state the statutory basis for removal, and confirm eligibility.

Recording requirements and recording options

Starting January 1, 2024, certain documents recorded in Florida county Official Records must include the post office address of each witness in addition to the witness’s printed name. The Citrus County Clerk’s office cannot accept affected documents without the required witness address information.

The requirement applies to instruments that convey, assign, encumber, or otherwise dispose of title to real property or an interest in real property. In practical terms, this includes deeds and other documents affecting ownership of real estate.

For paper recording, documents should be mailed to the Clerk of the Circuit Court and Comptroller, Attention: Official Records, at 110 N Apopka Avenue, Inverness, FL 34450. A self-addressed stamped envelope is requested for return of the original document.

eRecording is available through vendors listed by the Clerk. eRecorded documents can be tracked through the recording process, and documents submitted during regular business hours are typically recorded the same day.

Recording Activity Notification

Citrus County offers Recording Activity Notification for property-related monitoring. The service alerts subscribers when activity is recorded in the Official Records under the monitored name.

The alert service does not prevent fraud or remove fraudulent documents. If fraud is suspected, the Clerk directs users to contact the Citrus County Sheriff’s Office non-emergency line, file a report through the fraud department, and contact an attorney or legal adviser.
