Understanding the tax notice
The tax notice includes the account number, owner and mailing address, legal description, amount due, payment options, reminders, and deadline information. Pay only the amount due for the month you are paying, because discounts are reflected by month.
If the owner address or legal description is incorrect, the Tax Collector directs users to contact the Flagler County Property Appraiser’s Office. Real estate and tangible property taxes
Ad valorem property taxes are based on real property value for the tax year running January 1 through December 31. Non-ad valorem assessments are set amounts from taxing authorities and are included on the tax notice.
Tangible personal property tax applies to furniture, fixtures, and equipment in businesses and rental properties, and to structural additions of a mobile home. The assessed value is based on January 1 status.

A tax certificate is an enforceable first lien for unpaid real estate taxes. It is not a purchase of the property. Flagler County tax certificate sales begin on or before June 1 for the preceding year’s delinquent real estate taxes.
Before the sale, delinquent taxes are advertised for 3 consecutive weeks in a local newspaper. Certificates are sold individually, with bidding beginning at 18% and moving down in quarter-percent increments.
