This page helps with Property Search in Hillsborough County, Florida. It explains where to search, which official tools to use, and what to do when you need parcel details, sales data, or map-based results.
The main starting point is the Hillsborough County Property Appraiser Property Search. You can also use the county parcel information page, the GIS map, and the mobile search tool when those fit your search better.
Hillsborough County Property Search
Use the main property search tool for a basic parcel lookup. The Basic Search screen is set up for quick searches by a single field at a time.
- Folio or parcel number
- Owner name
- Address
Start here: open the official property search. The search results page can show folio, owner name, property address, sales date, sales price, and homestead status. When you select a parcel, the Parcel Result area may include a property photo, TRIM notice, and Property Record Card if available.
- Open the property search and choose Basic Search.
- Enter only one search field.
- Run the search and review the Search Results tab.
- Open the parcel result for more detailed property information.
Use a current browser. Older browsers, including Internet Explorer, are not supported for this tool.
Advanced Search and Sales Search
Advanced Search
Use Advanced Search when a basic lookup is not enough. It lets you combine fields such as folio or parcel number, owner name, address, zip code, range, township, section, market area, neighborhood, subdivision, zoning, and property data.
You can also narrow by property type, year built, building value, heated square feet, gross square feet, bedrooms, bathrooms, extra features, land frontage, land value, acreage, and market value. The tool requires at least one property type category to be selected.
Sales Search
Use Sales Search when you want sold-property results. It supports folio or parcel number, location filters, zoning, property type, sale date, sale price, and several property features.
Sales results are limited to properties sold in the past 10 years. Sales usually post about 3 to 4 weeks after closing. Sales Search exports are limited to 1,000 records.
Map and mobile search options
The Hillsborough County Property Appraiser also provides a GIS map search for parcel lookups by owner name, address, or folio parcel number. The GIS site includes layers such as zoning, neighborhoods, market areas, FEMA flood zones, zip codes, and recent sales years.
The GIS search can also buffer a single parcel and return names and addresses within a selected distance. Export options shown on the GIS site include TXT, CSV, XLS, XLSX, and mailing labels, with exports limited to 5,000 records.
If you are searching on a phone, the mobile property search tool includes basic search, advanced search, GPS, results, and map views.
Help and search limits
The Property Search help page explains the differences between Basic Search, Advanced Search, Sales Search, Search Results, and Parcel Result. It also notes that JavaScript must be enabled for the website to work correctly.
If your search does not return what you need, try switching from Basic Search to Advanced Search, or use the GIS map for a parcel-based view. For zoning questions, the site notes that zoning information is updated once each year.
For a county landing page that points users to parcel details through the Property Appraiser, you can also use the county parcel information page.
