SDAT Real Property Data Search
Use the search Maryland real property records tool to look up property records by county. The search page requires JavaScript and asks users to select the county before choosing a search method.
Have one of these search details ready before using the database:
- County where the property is located
- Street address or street name
- Property Account Identifier or Property Account Identification Number
- Map reference, when searching by map and parcel
After choosing the county and search method, follow the tool prompts and review the property record that matches the search details.
- Select the county in the drop-down menu.
- Choose the search method that fits the information you have.
- Enter the required search details without unsupported address wording.
- Open the matching property record and review the displayed information.

Search limits and data use
SDAT states that Real Property Data Search information is for informational purposes only. The data should not be used for legal reports or legal documents, and SDAT does not make warranties about the information.
The system cannot be searched by owner name, town, neighborhood, subdivision, or zip code. Subdivision and neighborhood searches are available only in the property sales feature.
Deleted accounts can only be searched by Property Account Identifier. Data in the Real Property Data Search system is updated daily.
SDAT terms prohibit automatic or robotic data collection, extraction, copying, data mining, and web scraping.
Address search tips
Address searches work best when the entry follows SDAT formatting rules. Do not include street directions or street suffixes such as Avenue, Drive, Street, or Way.
- Search a street name without direction words such as North, Southeast, or West.
- Leave off suffixes and suffix abbreviations.
- Use an asterisk after a shortened street name if the exact record does not appear.
- Try searching without the street number if the official address may differ from the owner-used address.
- Try alternate street names when a road may be listed under a route name or local abbreviation.

Property Account Identification Number searches
A Maryland Property Account Identification Number may appear on an assessment notice. In the standard format, it includes the county code, assessment district, and account number.
Anne Arundel County and Baltimore City use different account structures. Anne Arundel County uses district, subdivision, and account numbers. Baltimore City uses ward, section, block, and lot identifiers.
If the property account details are unclear, use the find a Maryland assessment office page for the local assessment office tied to the property location.
Map, parcel, and sales searches
For map and parcel searches, SDAT uses a four-character map format and a parcel number with at least four characters. A town code may be entered, or 000 may be used when no official town code is available.
Sales searches may use district or map details. When searching sales by district or map, enter at least two digits for the district and four characters for the map.
Non-residential commercial properties can be searched by Bureau of Public Roads Use Codes in the sales feature.
Records not available in the SDAT search
The Real Property Data Search is not the place to obtain deeds, plats, tax bills, or tax payments. Deeds and plats are handled through land records for the county where the property is located. Property tax bills and payment questions are handled by the appropriate county or municipal government.
If a property mailing address is wrong on an assessment notice or tax bill, SDAT directs owners to submit an address change request form to the local assessment office by mail, scanned email, or fax. Baltimore City properties also require contact with the Baltimore City Property Location Department at (410) 396-3800.
SDAT cannot change an ownership name on a property account without a recorded deed.
