Property details available online
The property records application supports several common property research tasks. Users can view and print certain public records, including ownership information, deductions, transfer history, assessed values, property record cards, tax statements, comparison reports, tax payments, and current balance due.
Reports may reflect information as of different dates. Because public records can change, details shown in different reports may not match, and the information may not reflect the current status of the property.
Map and GIS resources
For map-based review, the Hamilton County Map Viewer lets users search by address or parcel number and review mapped property information. The broader Hamilton County GeoHub serves as a public access point for geospatial data, web maps, applications, and downloadable datasets.
The county also provides a GIS and Maps page describing the GeoHub as the primary public resource for county geospatial data, web maps, and applications.
Map data caution: GIS data is provided as-is, may be inaccurate or out of date, and should be verified before relying on it for decisions.
Assessment and property record cards
The County Assessor’s Office handles assessment-related questions, reassessment work, assessment appeals, sales disclosure processing, and certification of current assessments to the County Auditor’s office.
Assessment property record cards can be obtained through the Property Reports and Payments application under Property Assessment, through a Satellite Office, or through the County Assessor.
For property owners reviewing assessment details, the Assessor’s Office encourages checking the property record card for errors and contacting the appropriate Satellite Office or the County Assessor with assessment questions.
Ownership records and address changes
The Real Property Department of the Auditor’s Office maintains property tax maps and ownership records for the county. Deeds transferring property must be processed through the Real Property Department before they are recorded by the Recorder.
Mailing address changes should be made through the Real Property Department. Completing a postal mailing address change does not notify the Real Property Department. Taxpayers remain responsible for property taxes even if a bill is not delivered to the correct address.
Recorded documents and deed research
The Recorder’s Office records instruments and maintains those records. For deeds, the document must first be reviewed by the Assessor’s Office and transferred by the Auditor’s Office before recording.
The Recorder’s Office does not search public records or provide legal opinions. Users who know the recording information may request a copy from the office, or they may use public access computers in person.
Recorded documents are also available through the county’s online recorded document search. The deed index extends back to February 1947, and miscellaneous records extend back to 1973.
