Assessor’s Parcel Viewer and parcel maps
The Alameda County Assessor’s Office maintains assessor parcel maps for properties in the county. These maps show parcel boundaries, APNs, dimensions, acreage, street addresses, and related map references.
Use the open the Assessor’s Parcel Viewer page to access parcel maps and related property data.
Parcel maps are for assessment purposes only. They are not legal surveys and should not be used to settle exact boundary questions.
Parcel boundaries in the online viewer can shift slightly because of aerial photo overlays and digital map conversion limits. Newly recorded changes may also take several weeks to appear in the viewer.
Parcel numbers, boundaries, and legal descriptions
An Assessor Parcel Number is the unique number assigned to a parcel for assessment and tax purposes. Parcel numbers may change when land is subdivided, combined, or adjusted through recorded maps or deeds, with changes typically taking effect in the following tax year.
The Assessor’s Office cannot determine or verify exact property boundaries. For actual boundary determinations, consult a licensed land surveyor.
Legal descriptions and easement information are generally found in recorded deeds and other recorded documents through the Alameda County Clerk-Recorder’s Office.
Ownership and Assessor’s records access
Property ownership information is not posted on the Assessor’s website. For a limited number of parcels, ownership information may be requested by phone if you provide the property address or parcel number.
Ownership information is also available free of charge at the public kiosk in the first floor lobby of the County Administration Building at 1221 Oak Street, Room 145, Oakland, Monday through Friday, 9:00 AM to 4:30 PM.
The public kiosk also provides access to public Assessor’s records, including secured and unsecured assessment roll data, parcel maps, assessed values, exemption values, tax rate area code, and property use code.
Some Assessor records are confidential and are not open to public inspection. Property owners with photo identification, or authorized representatives with a signed authorization letter, may view public and confidential information for their own property at no charge.
Assessed value reviews and assessment appeals
Property assessment and value details can be reviewed through the Property Search page. If the current assessment total is higher than the property’s market value as of January 1, the Assessor’s Office identifies two dispute paths: an informal review or an assessment appeal.
An informal review may be requested between July 1 and December 31. There is no cost for that service, and the Assessor’s Office will notify the property owner of the result by mail.
An assessment appeal has a $50 filing fee and the filing period is July 2 through September 15. Regular assessment appeals are handled through the Clerk of the Board, Assessment Appeals Board. Property tax bills must still be paid on time while a review or appeal is pending.
Printed parcel maps and property characteristics
Assessor Parcel Maps are available online free of charge through the Property Assessment Information search. Printed maps may be purchased from the Assessor’s Office for $3.00 per copy for a 14″ x 18″ size, or $1.00 per copy for an 8.5″ x 11″ size.
Printed maps may be purchased at the public counter or by written request to the Alameda County Assessor, 1221 Oak Street, Room 145, Oakland, CA 94612, Attention: Mapping Unit. Payment should be made by check payable to Alameda County Assessor.
Building characteristics are maintained for assessment purposes. Property owners may request their own building characteristics information with identification free of charge. The general public may purchase property characteristics for a fee.
