This page helps you find and request Official Records in Brevard County, Florida. It explains where to search, how to order copies, and when to use Brevard County Clerk of Court services for records support.
For most public searches, the main starting point is the Brevard County Clerk of Court Official Records Search. If you need copies, restricted image access, recording forms, or fraud alerts, the Clerk also provides separate tools and request paths.
Official Records Search
The main public search tool is the Clerk’s online Official Records Search. It covers index data back to 1/1/1981, and Official Records images are available from 1/1/81 to present as allowed by statute.
You can start a search through the Official Records Search portal.
- Open the search portal and accept the disclaimer.
- Choose the search type that fits your record, including Name, Book / Page, Document Type, Clerk File Number, Record Date, Case Number, Consideration, Doc Legal, or Simple Search.
- Enter the search details and review the results list.
- Open the document you need to view available details and, when permitted, the image.
Tip: Search all possible spelling variations of proper names to improve your results.
Online search results are provided as a public service. The Clerk advises users that only the Official Public Records available in branch offices should be treated as the official record copy.
Copies and certified copies
If you need a copy, certified copy, or staff research help, use the Clerk’s request system instead of relying only on the search portal. The Research & Copy Request Center is used to request research, copies, and certified copies of public records from the Brevard County Clerk’s Office.
You can place a request through the Research & Copy Request Center. The office states that you must register for an account to submit research and copy requests. Credit and debit card orders include a convenience fee based on the order amount.
For recorded document copy pricing listed by the Clerk’s fee calculator page, copies are $1.00 per page, and certified copies are $1.00 per page plus $2.00 per document.
Official Records View subscription
Some restricted Official Records images are handled through Official Records View, which is a subscription service. It covers restricted case categories identified by the Clerk as DR, CP, GA, and CJ pursuant to F.S. 28.2221(5)(a).
The annual fee is $50 per user per calendar year for 2026. After the Clerk receives the User Subscription Form and payment, an account is created and the subscriber is contacted with a user ID and password within 2 business days.
If you need subscription access, use the Official Records View request form. If you only need images that are already authorized for public online access, use the public Official Records Search instead.
Recording forms, eRecording, and fraud monitoring
The Clerk also publishes recording forms for common filings such as a Claim of Lien, Declaration of Domicile, Notice Of Commencement, Notice of Contest of Lien, and Quitclaim Deed. If you are preparing a document for recording, those forms may help you use the Clerk’s format.
For electronic recording, Brevard County accepts eRecorded documents such as deeds, mortgages, satisfactions, and notices of commencements. The Clerk states that some document types are unavailable for eRecording, including lien or judgment to bond, foreign judgment, notice of homestead, notice of contest of lien, and plat or condo or road plat maps.
Homeowners can also sign up for free recording alerts. The Recording Notification Service sends automated email notifications when a document is recorded under a registered name or property description. Users may monitor up to 10 different names or property descriptions per registered email address.
You can use the Clerk’s public pages to review recording forms, learn about eRecording, or sign up for the Recording Notification Service.
