Property tax dates and discounts
Brevard County property taxes are due and payable on November 1 or as soon after that as the certified tax roll is received by the Tax Collector. Tax statements are mailed on or about November 1.
The tax year runs from January 1 through December 31, and real property taxes are paid in arrears. Early payment discounts apply based on the month of payment, and taxes become delinquent on April 1.
| Payment period | Discount or charge |
|---|---|
| First 30 days after original mailing | 4% discount |
| December | 3% discount |
| January | 2% discount |
| February | 1% discount |
| March | No discount |
| April 1 and after | Delinquent; 3% minimum mandatory charge added |
If a payment mailed on or after April 1 is late, the amount due is based on when the Tax Collector receives it. If payment is not received and processed by the close of business on April 30, the account is advertised and added charges can apply.
More county timing details are on the important dates and discount periods page.
Payment methods, fees, and bill delivery
Brevard County accepts several payment methods for property taxes. E-checks are accepted online only and do not have a service fee. Credit and debit card payments, including Apple Pay and Google Pay, carry third-party service fees.
| Payment method | Fee or rule |
|---|---|
| E-check | Free online payment with no service fee |
| Credit or debit card, Apple Pay, Google Pay | 2.75% fee with a $2.75 minimum per transaction |
| International credit or debit card | 3.95% fee with a $2.75 minimum per transaction |
Tax bills are mailed on or before November 1. If you pay by the installment method, bills are mailed quarterly in June, September, December, and March. If you do not receive your annual tax bill by the second week in November, contact the Tax Collector for a duplicate mailing.
Do not use money market accounts or credit card checks for e-check payments.
Returned e-check or paper check payments can trigger a service charge under Florida Statute 68.065. The charge is $25 for checks under $50, $30 for checks from $50 to $299.99, $40 for checks from $300 to $799.99, and 5% of the check amount for checks of $800 or more.
How Brevard County property taxes are set
Real property taxes in Brevard County are ad valorem taxes based on property value. The Property Appraiser establishes value, and the Board of County Commissioners, School Board, City Commissioners, and other levying bodies set millage rates.
One mill equals $1.00 per $1,000 of property value. After exemptions are applied, the tax roll is completed by the Property Appraiser, approved by the Department of Revenue, and then certified to the Tax Collector for billing and collection.
If you need parcel details, owner information, market value, or exemption details, use the BCPAO Property Search or review the Property Appraiser’s exemptions information.
Installment plans and homestead tax deferral
Brevard County allows eligible taxpayers to pay real estate taxes by installment if the estimated tax due is more than $100. The application must be received by the Tax Collector before May 1 of the tax year, using Department of Revenue Form DR-534.
The first installment must be paid no later than June 30 each year to stay in the plan. June and September installments are based on the prior year’s gross tax, and December and March installments reflect adjustments after the current tax roll is certified.
Users who meet the homestead tax deferral requirements may be able to defer a portion of their property taxes. The application deadline is on or before March 31, and deferred taxes become a first lien on the property with interest that cannot exceed 7 percent.
See the county pages for installment options and the homestead tax deferral program.
Non-ad valorem assessments on the tax bill
Your Brevard County tax bill may include non-ad valorem assessments in addition to ad valorem property taxes. These charges are not based on value and are shown separately on the tax notice below a bold horizontal line.
Examples listed by the Tax Collector include solid waste disposal, solid waste collection, state-mandated recycling in unincorporated areas, fire services special assessments, and stormwater utility fees. These charges are billed and collected on a fiscal year running from October 1 through September 30.
