For most searches, users start with the Miami-Dade County Building Department permit tools. If your search involves environmental permitting or older DERM files, the county also provides a separate records system and staff contacts for follow-up.

Building Permit Selection Menu

For most permit lookups, start with the Building Permit Selection Menu. It includes permit history, inspection history, project status, fees, outstanding requirements, open permits by folio, contractor permit inquiry, and address-based cross-reference tools.

Choose the search that matches the information you already have, because each option asks for a specific identifier.

• Open the menu and select the permit record or status tool you need.
• Enter the required number or address in the matching search field.

Inspection routes and status checks

Use the county’s Inspection Routes and Results page to see whether a permit, Certificate of Use, or boiler certificate is on today’s route. The route shows the inspector, the inspections scheduled for that day, and your stop in the sequence.

Inspectors’ routes are reordered from 7:00 a.m. to 8:15 a.m. If your inspection is not listed after that window, call (786) 315-2100 for assistance. Inspectors are available to take calls only between 7:00 a.m. and 8:00 a.m.

Same-day route cancellations are limited. Cancellations from today’s route are only available from 6:00 a.m. to 8:00 a.m., and virtual inspections require a contact mobile number for on-site personnel.

Environmental permit and DERM records

If your Permit Search involves environmental records, use the RER-DERM Environmental Records system. The online files cover only part of the county’s total records, so some older RER-DERM paper records may not be available online yet.

For elevation certificates, Miami-Dade County has collected FEMA elevation certificates since 1995 as part of certain building permit requirements. If a property was built before 1995 and has not been substantially improved or substantially damaged, the county notes that you may need to hire a professional land surveyor.

Other Miami-Dade permit tools

Some permit tasks are handled through separate county services. The Building Online Services page is a useful starting point when you need broader permit, inspection, code, or records options beyond a basic lookup.

• The EPS portal lets you search the status of applications and plans by tracking, application, permit, or invoice number. Its advanced search can look up plan-review applications by address or folio.
• The ePayment system is used for permit fees, inspection fees, impact fees, re-inspection fees, Certificate of Occupancy or Completion fees, and other related development fees.
• The Certificate of Occupancy and Completion menu allows users to apply for a permanent certificate, print a permanent certificate, or view certificate data when they have the required permit number, certificate number, or property address.
