This page helps with Property Search in Miami-Dade County, Florida. It explains where to search, what details you can use to find a parcel, and what to do when you need more help.

The main starting point is the Miami-Dade County Property Appraiser Property Search application. It is built for ad valorem tax assessment purposes and lets you look up records by address, owner name, folio, or subdivision.

Use the county’s official property search tool to look up real estate records in Miami-Dade County.

  • Address
  • Owner name
  • Folio number
  • Subdivision name

You can search with whichever detail you already have. The search can return a single property or a list of matching results when your entry is partial.

  • Open the Property Search application.
  • Choose the search type that matches your information.
  • Enter an address, owner name, folio number, or subdivision name.
  • Review the matching results and open the property record you need.

Important: The tax roll is updated on an ongoing basis, so the website may not show the most current information on record.

Search tips that can save time

For an address search, Miami-Dade County properties do not require a city, state, or ZIP code in the search. A full address such as 111 NW 1 St or 5680 SW 87 Ave can be used directly.

If you do not know the exact address, you can search without the house number to view addresses on the street, search by a street name, or try an intersection such as Bird Rd and 87 Ave. For condominiums, searching the address without a unit number can help you see all units at that location.

For owner searches, enter the first name followed by the last name when you know both. The search also accepts numbers and special characters in owner names. If a full name does not return a match, try only the first name or last name. Names with “Mc” and “Mac” are concatenated, and hyphenated names can be searched with or without the hyphen.

For folio searches, enter the full 13-digit folio number when you need one exact property. Partial folio searches also work. The first nine digits identify the subdivision, so those digits can be useful when narrowing results.

What you can view in the record

A property record can show key property characteristics, ownership details, sales information, assessment data, exemption benefits, and taxable value information. The application also links to other governmental jurisdictions and other Property Appraiser tools.

Current roll year assessment values for land, building, and extra features are made available in June. Condominium records are assessed on a total value basis, so separate land, building, and extra feature values are not available for condos.

The Property Information block uses the current roll year. Ownership and mailing information are updated as deeds are processed. Building sketches are shown only when a sketch exists for that roll year.

Maps, aerial imagery, and reports

The Property Search application includes map tools, aerial imagery, and print options. You can zoom the map, apply layers, and detach the aerial map into its own window for a larger view or dual-monitor use.

You can switch to prior years of aerial imagery from the Map View options. The angled aerial views open in a new tab and can show north, south, east, west, and top views when available.

Once you open a property, the printer icon lets you choose a one-page Summary Report or a full Detailed Report. When a search returns multiple matches, you can also print the matching results and copy those results into a spreadsheet or another application.

When a record is unclear or needs review

The Property Appraiser notes that the website may not reflect the most current information on record. If you find a discrepancy, you can report it to the office.

If you need to change property information, Miami-Dade County provides a path for ownership or title changes, name changes, address changes, and address blocking. For assessment questions, property owners can contact the office for a preliminary review, and the office states that responses are typically aimed within 3 to 5 business days.

If a further review is needed, the office directs users to complete an Assessment Review Form and submit it through the Contact Form application. If concerns are still unresolved, a formal appeal may be filed with the Value Adjustment Board within 25 days of the TRIM Notice mailing date.

Common questions

How can I search for a property in Miami-Dade County, Florida?

You can search by address, owner name, folio number, or subdivision name using the Miami-Dade County Property Search application.

No. The address search only needs the property address details. Miami-Dade County says there is no need to add the city, state, or ZIP code.

What is a folio number?

A folio number is the parcel identifier used to associate a property with county computer systems. In Miami-Dade County, it is formatted as a 13-digit number written like 99-9999-999-9999.

Can I search with only part of a folio number?

Yes. The search accepts partial folio numbers. The first nine digits refer to the subdivision, which can help narrow your results.

What should I do if the property information looks outdated or incorrect?

The Property Appraiser states that the tax roll is continually updated and the website may not show the most current information. You can report discrepancies to the office or use the Contact Form for follow-up.

Can I print or export what I find?

Yes. The application offers Summary and Detailed reports for a selected property. If your search returns multiple matches, you can print the matching results and copy them into a spreadsheet or another application.
