After you have one of those details, use the viewer to locate the parcel and open the parcel information panel.
- Open the viewer and read the data disclaimer before using the map.
- Enter an address, APN, or street intersection in the parcel search box.
- Select the matching parcel from the map or search result.
- Review the parcel details, tax roll information, land data, and available building information.
- Use the print option if you need a copy of the map view or parcel details for reference.
Use parcel map data carefully. Sacramento County states that parcel lines may not accurately reflect legal descriptions.
Parcel details available online
The Assessor Parcel Viewer can show several categories of parcel and assessment information. Available fields may include the Assessor Parcel Number, address, postal city and ZIP, jurisdiction, Assessor roll status, Assessor’s map, tax rate area code, roll year, land value, improvement value, exemption values, net assessed value, land information, zoning, and limited building information.
Recent sales activity can be viewed from the "Recent Sales" menu item. The viewer supports sales activity over the last two years and includes a date range control for date-aware map layers.
For map-based work, the viewer includes layers for items such as county boundaries, city boundaries, supervisor districts, parcel boundaries, parcel numbers, address numbers, street names, and recent sales.
Owner information limits
Owner information is not displayed on the Assessor’s website. Secured ownership information can be requested from the Sacramento County Assessor’s Office by email or phone, or viewed on self-service public information computers at the Assessor’s Office.
Staff will provide general information for up to 2 parcels per telephone call or email per day. To request ownership information by phone or email, provide the property address or parcel number. Ownership searches by name only are not available by email or phone.
Public information may include secured and unsecured assessment rolls, Assessor’s parcel number, owner’s name for secured property, property address, mailing address, assessed values, exemption values, tax rate area code, zoning code, land use code, Recorder’s book and page, parcel maps, and property characteristics.
Assessor records and in-person access
Many Assessor records are public documents. Free parcel information, including assessed values and limited residential and commercial building characteristics, is available through Parcel Viewer.
Public records may also be reviewed on lobby computers at the Sacramento County Assessor’s Office. Most Assessor public records may be viewed at no charge, while hard copies of public information may be purchased.
Electronic records can be obtained free of charge through Sacramento County’s online web portal, NextRequest. Building characteristic information is handled differently from general parcel lookup, and building footprint drawings are confidential documents available only to an owner or the owner’s authorized agent.
Assessor parcel maps and boundary cautions
Assessor parcel maps are used for assessment purposes. They display parcel numbers, parcel and lot boundaries, adjoining map page information, recorded dimensions, acreage, street address, street width, and recorded map information when available.
Assessor maps are not surveys and should not be used to define property lines or resolve boundary disputes. The legal description on the deed controls property boundaries, and physical boundary questions may require a licensed land surveyor or civil engineer.

Parcel Viewer data updates and system notes
The assessed values on Parcel Viewer are updated in early July and mid-September. Changes to assessed value that result in roll corrections are not reflected in the Parcel Viewer application after September 15.
Parcel maps are for assessment purposes only, and Sacramento County provides the information "as is" without warranty. The County also notes that GIS coordinates and parcel line displays are not directly derived from field surveys and are not appropriate for legal or engineering purposes.
The Parcel Viewer is a GIS application. No text-only version is available at this time, and Sacramento County recommends using an updated web browser and a DSL connection for better performance.
