Secured property tax bills

Secured property taxes apply to real property and are collected by the County under California law. Annual secured bills are mailed once each year by November 1 and cover the fiscal year from July 1 through June 30.

The annual secured bill may be paid in full by the first deadline or in two equal installments. A second installment reminder bill is not mailed.

Date What it means
July 1 Fiscal year begins and the assessment roll is completed.
October Secured annual property tax bills are mailed.
November 1 First installment of secured property taxes is due.
December 10 Last day to pay the first installment without penalties.
February 1 Second installment of secured property taxes is due.
April 10 Last day to pay the second installment without penalties.
June 30 Deadline to pay current-year secured taxes before redemption penalties, state redemption fee, and interest accrue.

If December 10 or April 10 falls on a Saturday, Sunday, or holiday, payment may be remitted by the next business day. Unpaid tax bills are subject to a 10 percent delinquent penalty and a $15.00 cost.

Unsecured and personal property taxes

Unsecured property taxes apply to business personal property and fixtures, watercraft, aircraft, leased land, leased equipment, and other personal property. These bills are the responsibility of the assessed person or business.

Annual personal property tax bills are mailed during July and are due when received. The last day to pay an annual personal property tax bill without penalties and collection costs is August 31. If that date falls on a Saturday, Sunday, or holiday, payment may be remitted by the next business day.

Unpaid unsecured tax bills are subject to a 10 percent penalty and collection costs. If the tax remains unpaid two months or more after the penalty is added, interest may also be charged.

Supplemental, corrected, and addenda tax bills

Supplemental and addenda assessment tax bill amounts are available online through e-PropTax. A 14-digit Assessor's parcel number is needed to look up a parcel.

Supplemental bills may be issued after a change in ownership or completed construction. These bills are in addition to the annual secured bill and do not replace it. Supplemental tax bills are not mailed to a lender, so property owners with impound accounts should contact their lender about whether a supplemental bill will be paid.

Corrected assessment tax bills may be issued when a prior bill is canceled and replaced because of an error, exemption allocation issue, or approved decline-in-value reassessment. Payments already made on the original bill may be credited toward the corrected bill.

Payment options and penalty relief

Sacramento County property tax payments may be made online through e-PropTax, by telephone, or by check payable to Sacramento County. Mailed payments should have a U.S. Postal Service postmark.

Penalty relief is reviewed case by case under limited California Revenue and Taxation Code provisions. Financial difficulty by itself is not a sufficient basis to cancel property tax penalties.

  • Review the penalty relief instructions and identify the Revenue and Taxation Code section that applies.
  • Complete the application information and identify the bill type and tax year.
  • Explain the reason for requesting penalty cancellation.
  • If approved, mail payment by check with the parcel number and confirmation page to the Tax Collector.

Use the county's online service to request property tax penalty relief when you need a penalty, interest, or fee reviewed.

Tax clearance certificates and mobile homes

A tax clearance certificate verifies that all discovered taxes have been paid. For mobile homes, the California Department of Housing and Community Development requires a certificate from the Tax Collector before a change of title or move out of Sacramento County can be processed.

Online or emailed mobile home tax clearance requests may take up to 5 business days. For immediate clearance, applicants may visit the office, complete an application, and pay any amounts due.

  • Decal number or parcel number, not both
  • VIN or serial number
  • Applicant name and address
  • Current owner details
  • Current and new mobile home location details
  • New registered owner name and address

Use the county form to request a mobile home tax clearance certificate.

Tax sales and tax-defaulted property

Sacramento County does not sell tax lien certificates. Tax-defaulted property is offered through public auction when it reaches the tax sale process.

The next public auction is scheduled to begin on May 18, 2026 at 10:00 a.m. Bidding registration begins on April 20, 2026, and deposits are due no later than May 8, 2026.

All prospective bidders must register to bid. A $5,000 deposit is required, and payment in full is required within five business days after the sale. If the winning bidder does not complete payment, the deposit is forfeited and the bidder is banned for 5 years.
