Tax bill mailing and annual due dates
Annual property tax bills are mailed on or before November 1. If a bill has not arrived by the second week in November, contact the Tax Collector.
The gross amount is due by March 31, and taxes become delinquent April 1 each year.
| Payment period | Discount or status |
|---|---|
| November | 4% discount |
| December | 3% discount |
| January | 2% discount |
| February | 1% discount |

Monroe County Tax Collector property tax alternatives include a quarterly installment plan, a statutory partial payment plan, and a homestead tax deferral program.

Statutory partial payment plan
Florida law allows partial payments for current-year real estate and tangible personal property taxes only. Partial payments cannot be made for delinquent taxes, cannot be made after March 31, and forfeit all discounts. Each partial payment must be at least $100.
For program details, use the Tax Collector’s review Monroe County property tax alternative payment options page.
Delinquent taxes and tax certificates
Taxes become delinquent April 1. At that point, interest and other applicable costs are added to the gross tax amount.
If payment is not received and processed by the close of business on April 30, the delinquent account is advertised three times in the newspaper and cannot be deleted once published. An advertising fee and auction listing fee are included on the tax notice.
If tax payment is not received and processed before the annual Tax Certificate Sale, a tax certificate may be sold on the property. A tax certificate is a first lien against real estate and does not convey ownership or property rights to the certificate holder.
The tax certificate sale opens in early to mid-May and starts to close on or before June 1. Registration, bidding, and certificate awards take place on the auction website. Review the Tax Collector’s read tax certificate information page before researching or bidding on certificates.
